Why does PropertyNow own so many websites?
Each of our websites is optimised in the search engine for differeing phrases and therefore they get found by a wider number and type of people. Naturally this benefits our buyers , our sellers and even our advertisers.
Do I need an agency agreement with PropertyNow? If you are selling privately ie selling your own home then we don't need an agency agreement with you. We only require an agency agreement if we are undertaking the services of an agent such as doing your inspections and taking offers etc. All agencies will boil down to either exclusive, open or auction and in any case an Auction agreement implies an exclusive agreement ( could also be joint exclusive ) Exclusive Agreements mean that you can still sell your own home but if you do you will do so under pain of commission...in other words the agent will still have cause to still claim his commission. An exclusive agency gives selling rights to one agent for a period of time ( often 3 months ) A joint exclusive is similar but the selling rights are granted to several agencies with a written agreement to either share commissions, or on a winner take all basis, between the chosen agencies. Joint exclusive agencies are most commonly between a buyer and two real estate agencies. Joint agencies are somewhat rare and like all agency agreements there are pros and cons. Likewise there are both advantages and drawbacks to using an Open agency when selling. Open agencies allow a seller to enlist a number of agencies to sell a property on a winner take all basis. For a frank discussion about all possible agency agreements phone or email us and we'll try to give you some perspective on the issue of agency agreements. PropertyNow is generally in favour of Open Listings but the real estate landscape in Australia ( unlike many overseas countries ) is not condusive to that approach. Certainly most agents resist open, or multi listing, of their properties for sale. Naturally we can only perform a market appraisal within our own region however there are many useful services which can assist you in obtaining a value for your property. It is possible to buy property reports and analysis for almost any area in Australia. Suburb reports with historical sales data are a great help but so is a studied examination of newspaper and intenet ads within your local real estate area. Follow the links inside PropertyNow to find quality and reputable resources for pricing a property. Don't take this lightly as correct pricing is essential and incorrect pricing is the death knell of sales both for agents or diy sellers.
Whilst we do not offer legal advice we are happy to chat with you ( free of charge ) and to offer non legal generalised advice about buying and selling property. You must always take your own legal advice from a recognised legal authority.
What do I need to sell my property? Every state of Australia has slightly differing requirements when it comes to selling with an agent or DIY selling. If you list with an agent and employ his services in the capacity of salesman you must sign an agency agreement and the agent must hold a contract in his office. Please note that the contract is not the agency agreement. The contract is the legal and binding document that both buyer and seller will adhere to during the real estate transaction. An agency agreement is what sets out the terms of the agents "commission" with you the seller. Private sellers also require a contract and that contract is obtainable from the Solicitor or Conveyancer of your choice. We provide links within our site to Legal and Conveyancing resources but do recommend you obtain several independent quotes before choosing the Professional to carry out the legal side of your real estate sale. PropertyNow sells residential real estate in it's local area and also helps people to sell their own home in every state of Australia. In short we provide our clients with choice. PropertyNow has,at the time of writing, over 400 clients and an ever burgeoning mount of traffic to its website courtesy of an overwhelming public response to its services. PropertyNow occupies very healthy rankings within Google and Yahoo. PropertyNow is a real estate agency and registered business. We are not a traditional agency with a store and a shop window for dusty listings. Instead we utilise the power of the internet and signboards to generate our clients enquiries. Of course most real estate agencies utilise the internet these days but frankly we're amazingly good at it. The internet provides the most cost effective way to advertise any property. We use that commercial reality to provide 2 options for our clients of traditional or non traditional selling, both with or without commission. PropertyNow is based in Sandy Beach near Coffs Harbour on the Northern NSW coast. It's owner and the Licensee, Andrew Blachut, has worked in real estate for a decade. |
